Buying with Tony

Buy a home in Chicago with someone who tells you the truth about the numbers.

Cook, DuPage and Kane County, in English or Español. From a first condo to a two-flat you plan to live in and rent out — the process is the same, and it starts with what you can actually afford.

How it works

Four steps, in this order.

The order matters more than people expect. Looking before you know your number is how buyers fall for a house they cannot write a credible offer on.

  1. 01

    Financing first

Talk to a lender before you talk to a listing. You will come away with a pre-approval, a realistic monthly payment, and a ceiling that includes taxes and insurance — not just principal and interest.

  2. 02

    The search

Saved searches run on Tony's Keller Williams portal, showings get scheduled around your actual week, and every property gets looked at the same way: location, condition, and what it would take to resell it.

  3. 03

    The offer

Comparable sales, then terms. Price is one lever; inspection, closing date, credits and earnest money are the others. You will know your walk-away number before we send anything.

  4. 04

    To the closing table

Inspection, attorney review, appraisal, title and the final walkthrough. Illinois closings have moving parts, and this is the stretch where an agent earns the fee.

What you get

Why buyers call Tony back.

The whole process in your language

Showings, lender calls, contracts and closing — in English or Español, without a family member having to translate a contract they have never seen before.

An investor's read on a home

Even on a primary residence, Tony looks at it the way an investor would: what it costs to hold, what it costs to fix, and what it is likely worth to the next buyer.

Three counties, not one ZIP code

Cook, DuPage and Kane are different markets with different taxes and different timelines. Knowing all three means you can compare them honestly.

Residential, commercial and luxury

If the search turns into a mixed-use building or a storefront with an apartment above it, you do not need a second agent.

Straight talk about cost

Taxes, assessments, insurance and what the building actually needs — surfaced before you are emotionally committed, not during attorney review.

A written agreement up front

Buyer representation and compensation are spelled out in writing before you tour anything, so there are no surprises about who is paid what.

Property search

The listings live on Tony's KW portal.

This site deliberately has no search of its own. Tony's Keller Williams portal already has the full listing feed, saved searches and an account that remembers what you liked — so that is where the searching happens.

  • Every active listing in the Chicago area, updated from the source
  • Saved searches and alerts tied to your own account
  • Share a favorite with Tony and he will tell you what he thinks of it

Buying your first home

Never done this before? Start here.

First-time buyers get their own walkthrough — credit, down payment, pre-approval, what closing costs actually cover, and the questions nobody tells you to ask. Written to be read by someone who has never bought anything bigger than a car.

Questions buyers ask first

How much do I need for a down payment?
Less than most people assume, and it depends entirely on the loan. Many conventional loans start around 3% down and FHA loans around 3.5%, and Illinois runs down-payment assistance programs whose terms change from year to year. A lender can tell you in one conversation which of them you qualify for — and that conversation is free.
Do I really need a pre-approval before we look?
Yes, and not as a formality. In a market where a good listing can collect several offers in a weekend, an offer without a pre-approval attached is usually the first one set aside. It also protects you: the pre-approval is where you find out what the monthly payment really looks like with taxes and insurance included.
Can we do all of this in Spanish?
Yes — every step. Tony is a bilingual Realtor and that is one of the reasons people come to him. Showings, lender conversations, contract explanations and closing can all happen in Español, and you can switch between languages whenever it is easier.
What does it cost me to work with a buyer's agent?
Buyer representation and how it is paid are agreed in writing before you tour a property, and the terms are negotiable. Tony will walk through that agreement line by line before you sign it, so you know exactly what you are agreeing to and who pays what at closing.
Do you work outside Chicago itself?
Yes. Cook, DuPage and Kane County are all regular working territory — Chicago's South and Southwest sides, the near-west suburbs, and out through Naperville, Elgin and Aurora. Each county page on this site covers what to expect there.
