Communities

Kane County — the Fox Valley, and room to actually buy something.

Aurora, Elgin, St. Charles, Geneva and Batavia. Historic river towns, newer subdivisions to the west, and a Spanish-speaking community that makes bilingual service genuinely useful.

Where the metro area starts to breathe out.

Kane County sits west of DuPage along the Fox River, and it is two markets stitched together. The river towns — St. Charles, Geneva and Batavia — have genuine historic downtowns and housing to match, some of it well over a century old. West and south of them, the growth of the last few decades shows up as newer subdivisions on larger lots.

Aurora and Elgin are the county's two cities, and both are among the largest in Illinois. Both also have long-established, substantial Spanish-speaking communities, which is one of the reasons a bilingual agent is not a nice-to-have here — it is how a meaningful share of transactions actually get done.

Metra reaches the county on two lines: Union Pacific West out to Elburn through Geneva and La Fox, and BNSF terminating in Aurora. For buyers priced out of DuPage, those two lines are usually the first thing worth looking at.

The housing

Kane County

Historic river-town housing

Geneva, St. Charles and Batavia: Victorians, foursquares and early-century frame houses near walkable downtowns. Character, and the maintenance that comes with it.

Newer subdivisions

Sugar Grove, Elburn, Montgomery and the western edge of Aurora — much of it built in the last thirty years, on lots that would be unthinkable closer in.

City housing in Aurora and Elgin

Dense, varied and often the best value in the metro area, including two-to-four unit buildings that work as both a first home and a first investment.

Buying here

The same budget simply buys more here than it does one county east, and that is the honest reason most buyers look. The trade is commute time and a longer drive to O'Hare. Worth walking a downtown and driving the commute once before you commit.

Selling here

Pricing is hyper-local in Kane — a historic Geneva block and a 2004 subdivision six miles away are not comparable, whatever a county-wide average says. Marketing in both English and Spanish meaningfully widens the buyer pool in Aurora and Elgin.

The other two counties

Most people comparing one of these counties end up comparing all three. That is a good instinct — the taxes, the commute and the housing stock are genuinely different.
