Kane County

Real estate in Batavia, IL.

The southernmost of the three Fox River towns, with a riverfront downtown and a long industrial history behind it.
A wide, calm river running past a dense green treeline under a clear sky.

Batavia

Batavia sits on the river between Geneva and North Aurora, with a downtown that steps right down to the water and a riverwalk connecting much of it. Its old industrial buildings are a visible part of the town rather than a cleared-away memory.

Housing near the river is older and often substantial; the subdivisions east and west are newer and more uniform. Both markets are active, and they do not behave the same way.

What the housing looks like

  • Limestone and frame houses near the riverfront
  • Early-century houses on the bluffs above the river
  • Newer subdivisions on the east and west sides
